Winter has a way of showing us exactly where our homes are "leaking" money. If you’ve noticed a draft while watching a movie or your heating bill made you do a double-take this month, you aren't alone.
Whether you are prepping your home for a Spring listing or you just moved in and want to keep your investment protected, January is the "gut check" month for home maintenance. Most people remember the windows and the front door, but there are a few hidden spots that almost everyone misses.
Here are the 5 spots you likely forgot to insulate (and how to fix them before the next big freeze).
We all know to throw some fiberglass batts or blown-in insulation on the attic floor. But have you looked at the top plates (the tops of your interior walls) or the support beams?
In many homes, heat escapes through the gaps where the wall meets the attic ceiling. This is called the "chimney effect"—warm air rises, finds those tiny gaps around the beams, and gets sucked right out of your house. Use a little canned spray foam to seal those cracks; it makes a world of difference in keeping that heat downstairs where it belongs.
If your feet feel like ice even when the thermostat is set to 72°F, your crawl space is likely the culprit. Many homeowners forget that cold air settles. If your crawl space vents aren't properly closed or the underside of your floorboards isn't insulated, you’re essentially living on top of a giant refrigerator.
This is a big one for my friends living in older homes. Pipes that run through exterior walls are the first to freeze when the mercury dips below freezing.
Pro Tip: When a deep freeze is forecasted, use the trickle method. Open the faucets connected to those exterior walls just a tiny, toothpick-sized stream of water is enough. It keeps the water moving and prevents the pressure buildup that leads to those nightmare-inducing burst pipes.
Those stylish pot lights in your ceiling? They are often essentially "holes" in your insulation. Unless they are rated for contact with insulation (IC-rated), there is usually a gap around them that lets heat escape into the attic. You can buy pre-made, fire-rated insulation covers that sit right over the light fixture in the attic to seal that leak without creating a fire hazard.
If you have a room above or next to your garage, it’s probably the coldest room in the house. Most builders insulate the exterior walls, but they often skimp on the wall shared between the "cold" garage and the "warm" living space. Adding insulation here—or even just weather-stripping the pedestrian door leading into the garage—can stabilize the temperature in your main living areas instantly.
If you’re selling, a well-insulated home shows up beautifully on an inspection report and keeps your "Days on Market" low because buyers love a home that’s been cared for. If you’re buying, these are the first things I want you to check so you aren't hit with a massive utility bill your first month in the new place!
