If you’ve been watching the calendar, you know that the "Spring Market" isn't just a buzzword it’s the time when buyers come out of hibernation with pre-approval letters in hand, ready to find their dream home.
In the real estate world, March is the sweet spot. But here’s the secret: a successful March listing doesn't happen on March 1st. It starts right now.
Selling your home can feel like running a marathon, but it’s much easier when you have a mile-by-mile roadmap. Here is my "Kim Barber-approved" 60-day countdown to get your home from "lived-in" to "sold."
January is for the heavy lifting—mentally and physically. We want to create as much "visual square footage" as possible.
The Three-Box Method: Go through every room with three boxes: Keep, Donate, and Toss. If you haven't used it in a year, it shouldn't be in your listing photos.
Depersonalize: I know you love your family photo wall, but we want buyers to see their family on those walls. Start packing away the heirlooms and personal photos now.
Audit Your Lighting: Walk through your home at 4:00 PM. Are there dark corners? Replace mismatched bulbs with "soft white" LEDs to give the home a consistent, high-end glow.
Now that the clutter is gone, the "scars" of the home are visible. February is the month for those minor repairs that make a major impact on an inspector's report.
Patch and Paint: Scuffed baseboards and nail holes need to go. A fresh coat of neutral paint (think "Midimalist" warm tones!) is the highest return on investment you can make.
The "Drip" Check: Fix the leaky faucet, tighten the loose cabinet handles, and make sure every door opens without a squeak.
Deep Clean the Entryway: First impressions are everything. Refresh your front door with a new coat of paint or a polished handle.
We are in the home stretch! This is where we transition from "cleaning" to "styling."
Professional Deep Clean: I’m talking baseboards, inside the oven, and window tracks. When a house smells and looks clinical-clean, buyers trust the "bones" of the house more.
Neutralize the Senses: Remove pet beds and heavy air fresheners. We want the home to smell like "nothing" which, in real estate, smells like a "clean slate."
Curb Appeal: In February, this means power-washing the driveway and making sure any winter debris is cleared away.
By the time March 1st rolls around, your home should be a stage.
Professional Photography: In 2026, 95% of buyers see your home online first. We don't use cell phone pictures! I bring in the pros to capture the light, the angles, and that "Minimalist" soul we’ve worked so hard to create.
The "Go" Bag: Prepare a small bag with snacks and essentials for when we have back-to-back showings, and you need to clear out quickly.
When you rush to the market, you leave money on the table. By following this 60-day plan, we aren't just putting a sign in the yard; we are launching a product. My goal is to make sure that when your home hits the MLS, it isn't just another listing, it's the "Must-See" of the weekend.
