Closing day is the culmination of your efforts, and it's essential to be well-prepared and understand what to expect. Scheduling the Closing:

  1. Once your offer has been accepted, your real estate agent, lender, and title company will collaborate to schedule the closing date. This date is typically agreed upon by all parties involved and should allow sufficient time for any necessary inspections, repairs, and final loan processing.

Reviewing Closing Documents:

  1. Before the actual closing, you will have the opportunity to review the closing documents. These documents include the Closing Disclosure, which outlines the final loan terms, interest rate, closing costs, and other financial details. Take the time to carefully read and understand these documents. If you have any questions or concerns, reach out to your real estate agent or lender for clarification.

Conducting a Final Walkthrough:

  1. Prior to closing, it is common practice to conduct a final walkthrough of the property. This walkthrough allows you to ensure that the home is in the same condition as when you made your offer and to verify that any agreed-upon repairs or modifications have been completed satisfactorily. Nowadays, it’s quite common for the buyer and seller to close at different times on closing day with the title company. It is what we like to refer to as a ‘split settlement’.  For example the seller may close at 9am at the title company on closing day and the buyer will come later in the day at noon.  During the closing process, you will review and sign various documents, including the mortgage note, the deed of trust or mortgage, and the settlement statement. The settlement statement, also known as the ALTA (HUD-1 for all cash closings) form, details the financial transactions involved in the home purchase, such as the amount you need to bring to closing and any credits or fees. Make sure to carefully review and understand each document before signing.

Payment and Transfer of Ownership:

  1. At the closing, you will be required to provide the necessary funds to cover the down payment, closing costs, and any other fees. These funds are typically paid via a wire transfer. The title company will handle the transfer of funds and ensure that all parties receive the appropriate payments. Once all the paperwork is completed, and the funds are disbursed, the ownership of the property officially transfers to you.
